VA Home Loan Eligibility for Reservists
Per 38 USC Chapter 37 and MCRAMM Chapter 12, reservists qualify for VA Home Loan benefits under specific service requirements. Two paths to eligibility.
Path 1 - Six Years Selected Reserve Service
A reservist qualifies after 6 years of honorable service in the Selected Reserve.
- Continuous SELRES (Selected Reserve, what most Marines call SMCR or the Reserves) service totaling 6 years
- Honorable discharge if separated
- Currently serving counts (good standing)
- Combined service across components counts (Reserve plus active)
Path 2 - Active Duty Mobilization
A reservist qualifies after specific active duty service.
- 90 days of active duty (not for training) during a war period
- Mobilization to active duty for specific operations
- Active duty service generally treated as veteran service for VA Home Loan
The mobilization path might apply faster than the 6-year SELRES path for reservists with deployment history.

Less than honorable discharges might affect VA benefit eligibility. Some categories of discharge are barred from VA benefits.
"my surviving spouse use the VA loan?"

For VA Home Loan, currently serving SELRES members with 6 years qualify. For other VA benefits, varies.
Common I&I Errors on VA Benefits
These hit at the I&I shop.
- Telling member without 6 years they qualify. Verify SELRES service or qualifying active duty before confirming eligibility.
- Confusing VA benefits with TRICARE. VA benefits and TRICARE are different programs administered by different agencies.
- Not documenting service for VA application. Member needs DD-214s, NGB-22, and points statement. Coordinate documentation.
- Discharge characterization not verified. Less than honorable might affect eligibility. Confirm.
- VA Home Loan funding fee not mentioned. Member might pay funding fee at closing (varies based on category). Brief on cost.
